After performing a roof inspection on this Sacramento tile roof it was determined that the roof was leaking because of debris accumulation under the roof tiles at the valley flashing. There were also defective plumbing pipe flashings at several areas.
We removed all of the valley tiles first. Then once we had a chance to clean all of the debris, we reinstalled the tiles and the roof leak was fixed in this area.
There were also damaged and worn plumbing flashings that were causing roof leaks on the Sacramento property that would need to be fixed before the roof repair would be complete.
These cheap plumbing flashings are used on many homes during original construction and they are famous for wearing out prematurely.
When this happens, the worn collar allows rain water to enter and run down the outside of the pipe which is inside your wall. The excess moisture inside the wall will usually create a musty or moldy smell in the nearest room.
Some "repairmen" attempt to fix these using caulking to cover the cracks and this may work for a short time but the only long term repair for this is to replace the flashing with a good quality flashing and then install a seperate rubber collar as we have done in the photo below.
